If a water line is installed along D. S. 70 it would remove a constraint <br /> on future development. Thus, it is reasonable to anticipate that growth <br /> would be stimulated as a result of municipal water availability. This is <br /> especially true in the case of mobile home parks which are partially <br /> developed. These parks would most likely be built-out to capacity if a <br /> safe water supply becomes available. Additional commercial and residential <br /> development could also 1�e expected to occur. <br /> Long-term Considerations <br /> The Planning Department has made an estimate of long-term space needs <br /> for industrial and commercial .land in Orange County. The methodology for <br /> arriving at these future space needs is described in the attachment to this <br /> issue paper entitled Estimation of 3:utute Industrial and Commercial Land Space <br /> Needs in Orange County. <br /> From the calculations it has been estimated that Orange County will need <br /> by the year 2000, an additional 418 acres of industrial space and 1147 acres <br /> of commercial space. While this is an insignificant amount of Land compared <br /> to the unused land in the County, it is not insignificant when compared to <br /> the amount of land that has or will have the qualities that these land uses <br /> require. The features that industrial and commercial firms look for in <br /> choosing a site are good access via interstate highways or major throughfares, <br /> utilities such as water and sewer, rail service, availability of land in <br /> large parcels to facilitate acquisition, and sites which do not require large <br /> additional development costs. <br /> When we look at the County to see what areas meet these criteria, we <br /> see that the corrider comprised of 1-85 - U. S. 70 which parallel each other <br /> across the County in Eno, Hillsborough, and Cheeks Townships is the main <br /> undeveloped area which has or krill have the desired characteristics. In <br /> this area, access to highway and rail transportation is excellent. Much of <br /> the area is suitable for development from a physical standpoint. Plans <br /> exist to provide sewer and water to parts of this corridor. <br /> These plans include the Hillsborough, Alamance County and Greater <br /> Durham 201 wastewater facilities plans. Using the areas included in these <br /> plans and applying criteria about parcel size, the Planning Department has <br /> developed the following estimates of land suitable for industrial and <br /> commercial development. <br /> Acreage of Acreage of <br /> parcels over parcels over <br /> 10 acres 25 acres Total <br /> Mebane Area 292 732 1024 <br /> Efland Area 154 1506 1.66€1 <br /> Hillsborough Area 92 1289 1381 <br /> Eno Area 52 150 202 <br /> 4267 <br /> � 2 � <br />
