Planning Board <br /> DAZE: July 19, 1978 <br /> SUBJECT: Chapel Hill's request for extension of its Planning Area <br /> A subcommittee composed of Chapel Hill and Orange County Planning <br /> Board members met on four occa.ssi.ons during May and June to consider a <br /> mutually acceptable solution to Chapel. Hill's request for planning area <br /> extension. The members principally discussed development, problems in <br /> the area, differences between town and county ordinances, and land use <br /> places that have been made by both ;jurisdictions. The results of the <br /> subcommittee discussions include a proposal for extension of Chapel Hill's <br /> planning area north to Eubanks and .Whitfield roads and recommended act- <br /> ions for the Torn regarding mobile homes. <br /> The attached map indicates the bouundry of the proposed extension <br /> which includes areas generally classified as Transition or Rural Transi- <br /> ti,on in the Chapel, Hill. Township Land Classification Plan. It was agreed <br /> that areas further to the north, and included in the original.:J,request, as <br /> well as the Southern Triangle were not of similar critical concern as the <br /> area currently proposed. <br /> As the attached resolution indicates the -Chapel Hill Planning Board <br /> and Board of Alderman have proposed to amend their zoning ordinance to <br /> allow mobile homes on single lots o, a ,000 square feet^ t as_a <br /> perm�.tted use in the Agriculture District. This would apply to areas <br /> of the ura ransiti.on class which are 'not currently platted and developed <br /> subdivisions. Mobile home parks in the proposed area would be special, <br /> uses in the R--7 zone as Chapel Hill currently now requires in its Zonixtg <br /> Ordinance. <br /> After consideration of the proposal at the June and July meeting, the <br /> Planning Board with seven members present, unanimously adopted the following <br /> resolution. <br /> the Planning Board k endorses the compromise solution and forwards the <br /> proposal including all proposed actions by the town of Chapel Hill to the <br /> Board of County Commissioners. The Planning Board feels that the area <br /> could be effectively managed by either jurisdiction under the terms of the <br /> compromise, including the treatment of mobile homes and the proposed area. <br /> Before a final Planning Board recommendation is made however, the hoard urges <br /> that the proposal be brought before the public at the Quarterly Public Hear- <br /> ing in August, <br /> Attachments <br /> t7b <br />
