Th <br /> 4 . plat shows a 60 foot private road right of way, however, Mr. Riley is <br /> 5. requesting a va iance from the road construction requirement as access is <br /> 6. obtained througl another private road. The Planning Board has unanimously <br /> 7. endorsed this request. This land is located in Chapel Hill Township in <br /> g, the Southern Triangle area off of Farrington Road. <br /> g . Mr. Kirk informed the Board that the deed to this land states if lots <br /> 10 . are developed, the 60 foot :private road will be constructed at that time. <br /> 11. Uuon motion of Commissioner Pinney . seconded by Commissioner Gustaves <br /> 12. it was moved and adopted to aDurove the plat of Jesse C. Rilev with the <br /> 13. requested varia ce. <br /> 4 . <br /> 1 Item 14 : Petitions for Rezoning <br /> 15 . A. tai. D. Jones, Jr. <br /> 16. This property, located in Chapel Hill Township, is off Eubanks Road <br /> 17. next to the railroad crossing. Mr. Jones is requesting resoning of a one <br /> 18. acre tract from residential to rural commercial, with plans to put a stora.- <br /> 19. warehouse on the property, which has railroad tracks and a power line <br /> 20 . easement running through the property. <br /> 21. Commissioner- Walker moved that the Board accept the Planning Board' s <br /> 22. recommendation t3 approve this rezoning request. Commissioner Pinney <br /> 23 . seconded the mot on, <br /> 24. Commissioner Whitted reminded the Board that some opposition to this <br /> 25. rezoning was expressed at the February public hearing. He stated he felt <br /> 26. the area had pro lems as far as traffic is concerned, and feels spot zonin< <br /> 27. such as this would not be in the best interest of the area. <br /> 28. Commissioner Gustaveson stated he felt some criteria was needed to <br /> 29 . make sure that this type of development would be appropriate to the area. <br /> 30 . He suggested :a:qagota.,,tion between the Planning Department and Mr. Jones be <br /> conducted to see if appropriate buffers might be installed to provide <br />
