White, Director Duke Forest <br /> Subject: Area3 of Understanding about the proposed Stoneridge Development <br /> `; t-hea 12/14/77 meeting between yourself, Steve Wilson and members of <br /> the committee on the Dupe Forest, the following points were agreed upon. <br /> 1. That given the apparent inevitable development of the Fiber Industries <br /> tract, the plan as presently conceived is a careful and conservative <br /> plan and as such will result in less impact upon the Forest than <br /> might result from other less carefully drawn and higher density plans. <br /> 2. That the :offer zones along he <br /> g two a tributary streams of the area <br /> which are to be created by restrictive covenant in individual lot <br /> deeds are conservative, practical and acceptable to both parties. <br /> it was al o agreed to establish a similar, mutually satisfactory <br /> buffer in those lots adjoining New Hope Greek. <br /> 3. That a recreation area consisting of at least facilities for softball, <br /> football, and basketball be provided near the center of the development. <br /> 4. That to provide more effective buffering to the Forest it would be <br /> desirable to have an additional area of large lots (two or more acres) <br /> adjoining the Forest near the northern end of Longwood Road. Mr. Goforth <br /> agreed to redesign to this effect provided the University on its <br /> part will create and properly record a document guaranteeing that <br /> should i.t� adjacent lands be converted to non -- forest use this <br /> new use would be in the form of single family residences of similar <br /> size and aloe. <br /> at both parties will explore the mutual benefit which might accrue <br /> rDM the urchase by the University of restrictive development rights <br /> 'ii those Uts adjacent to it. <br />
