Lot size for individual uses would be appropriate to the <br /> method of water supply and sewage disposal. <br /> G. Normally, the maximum amount of land zoned PD-C(C) at <br /> any node shall not exceed twenty nine acres, but a lower <br /> standard shall apply in rural areas where population density <br /> is lower and distributed more widely than in the Transiti.oa <br /> Areas. <br /> 7» PD-C(C) centers shall be located only with direct <br /> access to, and focused on intersections of streets of an <br /> arterial or more intensive use category, or on suitable <br /> frontage roads adjacent to such streets.. Such centers <br /> may have secondary access to collector streets. Access <br /> from minor streets is prohibited, except where such <br /> access would not encourage through traffic on such streets- <br /> d) Add the following after the first paragraph: <br /> Application Criteria <br /> This district will only be applied where the following <br /> conditions exist: <br /> 1. This district will b e applied in -heeks, Hillsborough or <br /> Eno Townships in areas designated as either commercial or <br /> industrial activity nodes by the adopted Land Use Plan. <br /> 2. Water and sewer mains exist at the site or,are to be made <br /> available as part of the development process or the lot <br /> size for individual uses are appropriate to the method of <br /> water supply and sewage disposal. <br /> 3. PD-C(G) centers shall be located only with direct <br /> access to, and focused on intersections of streets of an <br /> arterial or more intensive use category, or on suitable <br /> frontage roads adjacent to such streets.
