kJ <br /> Memorandum Planning Board <br /> December 1, 1980 <br /> Page 14 <br /> This district will usually he applied where the following <br /> conditions exist: <br /> 1. Located within areas designated by the adopted Land Use <br /> Plan as either a Commercial Activity node or Rural Ueighbor- <br /> hood or Rural Community Activity node. <br /> 2. Uses would serve a market area population confined to the <br /> immediate area and would generally not serve commuters or <br /> persons outside the surrounding neighborhood_ <br /> 3. Lot size for individual uses shall be appropriate to the <br /> method of water supply and sewage disposal. <br /> 4. Normally, the maximum,=emount of land zoned PD-C(N) at <br /> any node shall not exceed nine acres, but five acres <br /> shall apply in rural areas where population density is <br /> lower and distributed more widely than in the Transition <br /> areas. <br /> 5. PD-C(N) centers shall be located only with direct <br /> access to , and focused on the intersection of, streets <br /> of a collector or more intensive use category, or am <br /> suitable frontage roads adjacent to such streets. .Access <br /> from minor streets is prohibited, except where such access <br /> would not encourage through traffic on such streets_ <br /> o) Add the following after the first paragraph then delete <br /> "access" <br /> Application Criteria <br /> This district will usually be applied where the following <br /> conditions exist: <br /> 1. To be applied to existing community commercial type <br /> developments on sites that are within areas designated by <br /> the adopted Land Use Plan as commercial activity nodes. <br /> 2. New developments of a similar nature should be controlled <br /> by the appropriate Planned Development designation in the <br /> Chapel Hill joint Planning Transition area. <br /> R <br /> 3. Uses would serve a market area population extending to <br /> major segments of the county and its municipalities. <br /> 4. Generally, for property designated Transition in the adopted <br /> Land Use Flan urban services such as water supply and <br /> sewerage would exist or be made available as part of the <br /> development process. For property located in the Bfland- <br /> Mebane Transition area and all other property in the Rural, <br /> areas, the water supply and sewage disposal shall be <br />
