Uses would serve a market area population confined to the <br /> immediate area and would generally not serve commuters or <br /> persons outside the surrounding neighborhood_ <br /> 3. Lot size for individual uses shall be appropriate to the <br /> method of water supply and sewage disposal. <br /> 4. Normally, the maximum,=emount of land zoned PD-C(N) at <br /> any node shall not exceed nine acres, but five acres <br /> shall apply in rural areas where population density is <br /> lower and distributed more widely than in the Transition <br /> areas. <br /> 5. PD-C(N) centers shall be located only with direct <br /> access to , and focused on the intersection of, streets <br /> of a collector or more intensive use category, or am <br /> suitable frontage roads adjacent to such streets. .Access <br /> from minor streets is prohibited, except where such access <br /> would not encourage through traffic on such streets_ <br /> o) Add the following after the first paragraph then delete <br /> "access" <br /> Application Criteria <br /> This district will usually be applied where the following <br /> conditions exist: <br /> 1. Generally, for property designated Transition in the adopted <br /> Land Use Flan urban services such as water supply and <br /> sewerage would exist or be made available as part of the <br /> development process.
