r�a <br /> ` 3. The tenant will, during the term pay for all utilities <br /> including heat, electric and water and shall be responsible for <br /> maintenance of the grounds including but not limited to cutting the <br /> grass and shrubbery, snow removal and disposing of litter. <br /> 4. The tenant will during the term keep and at the expiration <br /> thereof, deliver up the said premises in as good order and condition <br /> as when said tenant took possession, reasonable wear and tear and <br /> damage by accidental fire alone excepted. <br /> S. Tenant shall give Lessor prompt notice of any accidents to, <br /> or defects in, the structure itself, water pipes, electric wires, or <br /> heating apparatus,`to be remedied by lessor the due diligence. <br /> G. it is understood between the tenant and the lessor, that <br /> the lessor shall be responsi&e for any minor repairs that may be <br /> necessary from time to tizi el . <br /> 7. In the event the building located on the leased premises is <br /> destroyed by fire, unavoidable accident or casualty, this lease <br /> shall thereupon terminate. In the event the building located on the <br /> leased premises is damaged by fire, unavoidable accident or casualty <br /> to such an extent that, in tenants opinion, it cannot be repaired <br /> within thirty days to its approximate condition existing immediately <br /> proceeding such fire, unavoidable accident or casualty, this lease <br /> shall thereupon terminate. In the event the building located on the <br /> leased premises is damaged by fire, unavoidable accident or casualty <br /> and the same can be repaired within thirty days from the date of such <br /> fire, unavoidable accident or casualty, the parties hereto agree that <br /> said leased premises shall he repaired and restored by lessor to the <br /> approximate condition of said leased premises existing before said <br /> fire, unavoidable accident or casualty, and this lease shall remain in <br /> f _ <br /> } <br /> r y' <br /> w4 'Y f <br />
