L <br /> ` yr�t.7 <br /> 6.16 Additional Requirements For Certain Permitted Uses <br /> 6.16.1 Unit 0wnershi (Condominum) bevelo ment <br /> Unit ownership or condominium developments shall conform <br /> to all requirements'of this ordinance for the district <br /> within which the structure is located, <br /> Unit ownership may be created by an owner or the co- <br /> owners of a building by an express declaration of their <br /> intention to submit such property to the provisions of <br /> the "Unit ownership Act of North Carolina," which declara- <br /> tion shall be prepared in strict compliance with the Unit <br /> Ownership Act, reviewed and approved by the planning com- <br /> mission and recorded in the office of the County Register <br /> of Deeds, <br /> 6.16.2 Churches <br /> Churches are required to provide additional setbacks in <br /> residential districts above the minimum as follows: <br /> Front setback ------------------------ 25 feet <br /> site setback ----------------------- 50 feet <br /> Rear setback -------------------------- <br /> -----_- ---__-------- -..- 50 feet <br /> 6.16.3 Pubs <br /> Pubs shall not be located within two hundred feet of <br /> residentially zoned land, <br /> 6.16.4 Ba Caxe Centers In Commercial And Industrial Districts <br /> Day care centers maybe established as a use by right in <br /> commercial and industrial districts subject to the re- <br /> quirements in Article 5 and the requirements listed below: <br /> a) At least one hundred square feet of outdoor play space <br /> per child shall be provided. <br /> b) outdoor play space shall be fenced or otherwise enclosed <br /> on all sides and shall not include driveways, parking <br /> area or land unsuited by other usage or natural features <br /> for children's play space. Fences shall comply with fence <br /> regulations in Section 6.5.2 - 6.5.3, Article 6. The <br /> minimum height in any case shall be three feet. <br /> c) The minimum lot area for the first eight children shall <br /> be ten thousand square feet.
