4.2.16 office/Institutional (—I) District <br /> a) Intent <br /> The purpose of the Office/Institutional (0/1) District is to <br /> provide locations for medium intensity office and institutional <br /> land uses and to function as a buffer between conflicting <br /> land use situations. <br /> b) Application Criteria <br /> This district will usually be applied where the following <br /> conditions exist: <br /> 1. Site is located in areas designated by the adopted Land Use <br /> Plan as Transition commercial. or Industrial Activity nodes. <br /> 2. site would provide a buffer' or step down in intensity of <br /> land use from a commercial use in a Neighborhood or <br /> Community Activity node. <br /> 3. Generally, these areas should have t-rater and sewer mains exist- <br /> ing at site or made available during development process. <br /> 4. Normally, the maximum amount of land zoned to this O/I <br /> classifipation shall not exceed five acres. <br /> 5. Vehicular access must consist of direct access to a street <br /> classified either arterial or collector. <br /> 4.2.17 RESERVED <br /> 4.2.18 RESERVED <br /> 4.2.19 Economic Develo ent (ED) District <br /> a) Intent <br /> The purpose of the Economic Development (ED) District is <br /> to provide locations for a wide range of low intensity <br /> industrial, institutional., office and research uses with no <br /> adverse impacts beyond the space occupied by the use. The <br /> Economic Development District shall always be designated in <br /> close association with the Federal Interstate Highway System_ <br /> b) Application Criteria <br /> This district will usually be applied where the following <br /> conditions exist: <br /> 1. Site is located adjacent to a Federal Interstate Highway and <br /> within one mile of an interchange of the system. <br /> 2. Lot size shall range from ten acres to a mmaxim M of forty- <br /> five acres. <br /> 4-7 <br />
