All property to be designated for new development under this <br /> classification shall have direct access to arterial streets. <br /> 4.2.1.1 General Commercial-IV (GC-4) District <br /> a) Intent <br /> The purpose of the General Commercial-IV (GC-4) District is to <br /> provide a district to be used only during the application of <br /> zoning to previously unzoried townships to accommodate existing <br /> commercial uses not located in areas designated as nodes by <br /> the adopted Land Use Plan to accommodate commercial development. <br /> This district will also be'applied in Cheeks Township and Eno <br /> and Hillsborough Townships in areas designated as Commercial <br /> or Industrial Activity nodes in the adopted Land Use Plan. <br /> Performance standards will be used to insure the absence of <br /> adverse impacts beyond the zoning district boundary, <br /> b) Application Criteria <br /> This district will usually be applied where the following <br /> conditions exist: <br /> 1.
