11.6 Non-Conforming Cases of Land Without Structures or with <br /> Minor Structures <br /> Nan-conforming uses of land not involving any permanent structure <br /> with a replacement cost of $2,000 or combination of permanent <br /> structures with a replacement cost exceeding $5,000 as determined <br /> by the Zoning officer shall cease w thicht two Yeacause suchauses�to <br /> of this ordinance, or any <br /> assume non-conforming status. <br /> Prior to termination the following limitations shall. apply <br /> a,) There shall be no enlargement, i creased intensification or <br /> alterations to the use, its Pe r <br /> b) If the use ceases for more than nineety days r a total <br /> of the <br /> eighty days in one year.P lotions. <br /> premises shall conform to the district regu <br /> c) No such use shall be locateabr moved to any portion of the lot <br /> the time that non-conforming status <br /> other than that occupied at <br /> was created. <br /> d) No such land shall be subdivided nor any structure added, except <br /> for purposes and in a manner conforming to district regulations. <br /> Subdivision, however, which does not increase the degree of non- <br /> conformity shall be permitted. <br /> Non-Con£ormin Uses of Ma or Structures, or Structures And� remises <br /> 11.7 <br /> In Combination <br /> Non-conforming use of structures with a value higher thual in il.b <br /> above, or of such structures and premises in combination, may be <br /> continued, provided: <br /> a) Such uses may not be enlarged, extended altered or replaced, <br /> except for a change to a use permitted in the district in which <br /> located, except as provided in b) below. <br /> b) A non-conforming use may be extended through portions of a building <br /> manifest arranged or intended for such use, but not otherwise, and <br /> shall not extend to occupy land outside such buildg or any a at the time <br /> add- <br /> itional building not for <br /> wasse�ablishednon-conforming <br /> that non-conforming status <br /> c) if a non-conforming use ceases for more than one-hundred-eighty days <br /> in any two year period, subsequent use shall conform to the regula- <br /> tions of the district in which located_ <br /> d) Individual mobile homes within mobile home parks, non-conforming <br /> under this section, may be replaced with other individual mobile <br /> homes or dwelling units therein exceed the number existing at the <br /> time that the mobile home park became non-conforming. <br /> 11.B RESERVED 11-3 <br />
