a <br /> g,7 Minor Chan es Ta Be An raved B Zonin officer; Modifications <br /> Lip-Mire Iq Board <br /> The Zoning p£ficer is authorized to approve 'minor changes in <br /> the approved plans of Special. Uses, as long as they are in <br /> Sy with action of the approving Board, but shall not <br /> have the power to approve changes that constitute a madifi- <br /> cation of the approval. A modification shall require approval <br /> of the Board having jurisdiction and shall be handled as a <br /> new application. <br /> 8.7.1 Criteria To Be Used in Determination <br /> The Zoning officer shall use the following criteria in <br /> determining whether a proposed action is a minor change <br /> or a modification., <br /> a) Any change in location or any increase in the size or number <br /> of signs shall constitute a modification. <br /> b) Any increase in intensity of use shall constitute a modification. <br /> An increase in intensity of use shall be considered to be an <br /> increase in usable floor area, an increase in number of dwelling <br /> or lodging units, and/or an increase in outside land area <br /> devoted to sales, displays, or demonstrations. <br /> c) Any change in parking areas resulting in an increase or re- <br /> duction of five percent or more in the number of spaces ap- <br /> proved by either the Board of County Commissioners or the <br /> Board of Adjustment shall constitute a modification. In no <br /> case shall the number of spaces be reduced below the minimum <br /> required by this ordinance. <br /> d) structural alterations significantly affecting the basic size, <br /> ng form, Style plant shall bed considered a modification,as shown <br /> an the app P <br /> e) Substantial change in the amount and/orelocation of openuspace, <br /> recreation facilities or landscape <br /> modification. <br /> f) A change in use shall constitute a modification. <br /> g) Substantial changes in pedestrian or vehicular access or <br /> circulation shall constitute a modification. <br /> 8.7.2 Review of Pecord Required <br /> The Zoning officer shall, before making a determination as to <br /> whether a proposed action is a minor change or a modification, <br /> review the record of the proceedings on the original application <br /> for approval of the Special, use. <br /> e-5 <br />
