t <br /> a <br /> b) Permitted Principal Uses ar:d Structures <br /> Permitted Principal and Accessory Uses and Structures <br /> shall be according to Article 4 and the corresponding <br /> zoning districts for the residential uses in a PD-14U <br /> district. The commercial rases in a PD-MU shall be <br /> according to Community Commercial District in Article <br /> 4, in addition applications for amendments to PD-MU <br /> district may be denied if the proposed district does not <br /> contain facilities deemed complementary and compatible or <br /> if a particular group of uses, in themselves complementary <br /> and compatible, would be inappropriate in the location <br /> proposed because of the character of the surrounding develop- <br /> ment and/or zoning. <br /> i c) permitted Accessory Uses and. Structures <br /> Uses and structures which are customarily Accessory and <br /> clearly incidental to permitted Principal Uses and structures <br /> shall be permitted in this district. <br /> d) Land Use Intensity Ratings and Related Requirements <br /> The same requirements and limitations set forth at Article <br /> 5 for PD-g districts shall apply to PD-MU districts, with <br /> the following adaptations for uses other than residential: <br /> 1) Gross Land Area <br /> Gross land area required for form?tiOD Of the district shall <br /> include land for all uses within the district, rather than <br /> land for residential uses only. <br /> 2) Floor Area <br /> Floor area, as limited by application of the floor area <br /> ratio to land area, shall include total floor area, less <br /> exclusions generally permitted, rather than residential <br /> floor area only. <br /> 3) Pedestrian and Landscaped Common Aeras <br /> For uses other than residential, the same aarount of area <br /> shall be required in pedestrian and landscaped areas <br /> as would be required as liveability space for a residential <br /> use. in relation to nonresidential uses, such space may <br /> include covered amlls for general pedestrian use, as well <br /> as exterior walkways, play areas for children, outdoor <br /> seating areas and the like. When covered malls are so <br /> included, they shall be excluded in computing floor area. <br /> 4) Recreation Space <br /> Recreation space shall not be required except in connection <br /> with residential uses. <br /> 7-33 <br />
