7«i8 PD-MU. Planned Develn ent-Mixed Use Districts <br /> The following regulations and requirements apply to PD_ <br /> MU- planned Development-Mixed Use Districts. <br /> 7.76.1 PD-MU Districts: Defined. Intent, where Permitted <br /> a) PD-MU districts may hereafter be established in accordance <br /> with the general procedures and requirements set forth in <br /> Sections 7.4 through 7.9. Such districts are defined as <br /> planned development district for establishemnt of com- <br /> plementary groupings of residential, commercial and office <br /> uses. Where existing developments exist, or proposed <br /> previously approved developments are in progress, which are <br /> of a nature substantially in accord with the a intent of <br /> , and <br /> these regulations, they may b <br /> shall thereafter be subject to the regulations and require- <br /> ments for such districts. <br /> It is the intent of these regulations to provide for <br /> development of such districts at locations appropriate in <br /> terms of the Land Use Plan and the orange County Through-- <br /> fare Plan, and in close proximity to mass transit facilities, <br /> in accord with standards set forth herein« <br /> It is further intended that PD-MU development shall be in <br /> complexes within which mutually-supporting residential, com- <br /> mercial and office uses are scaled, balanced and located <br /> to reduce general traffic congestion by providing housing <br /> close to principal destinations, and convenient pedestrian <br /> circulation systems and mass transit devices to further <br /> reduce need for private automobiles. <br /> Within such districts, it is intended that uses shall be <br /> arranged horizontally ar vertically: <br /> 1) That residential uses be so separated from major vehicular <br /> traffic flows and other disquieting influences as to protect <br /> privacy and tranquility; or <br /> 2) That general commercial and service uses be concentrated <br /> for maximum pedestrian convenience and located for easy <br /> accessibility by residence 6f the district, workers within <br /> the district, and visitors arriving by massitraniit, and that <br /> commercial frontage is uninterrupt�d by <br /> office uses; and <br /> 3) That major office uses be so located as to be convenient to <br /> { mass transit. <br /> Where such districts adjoin residential neighborhoods, it is <br /> intended that arrangement of building uses, open space and <br /> vehicular access be such as to provide appropriate transition <br /> and reduce potential adverse effects. <br /> 7-32 <br />
