n - <br /> i <br /> 7.16 PD-OT: Planned Development-Office and Institutional Districts <br /> The following regulations and requirements apply to <br /> PD-OT: .Planned Development Office and institutional <br /> Districts. <br /> 7.16.1 PD-01 Districts: Defined, Intent, ['*here kermit-tcd <br /> PD-01 districts may hereafter be established in accor- <br /> dance with the general procedures and requirements <br /> set forth in Section 7.4 through 7.9. Such districts <br /> are defined as planned development districts for es- <br /> tablishment of complementary groupings of office and <br /> institutional uses. 'Where existing developments exist, <br /> are proposed and previously approved developments are <br /> { (in progress, which aer of nature substantially in <br /> accord with the intent of these regulations, they may <br /> be rezoned to PD-01 status, and shall thereafter be <br /> subject to the regulations and requirements for such <br /> districts. <br /> it is the intent of these regulations to provide for <br /> development of such districts at locations appropriate <br /> in terms of the Land Use Plan and the orange county <br /> Thoroughfare Plan and in accord with standards set <br /> forth herein. <br /> It is further intended that PD-01 development shall <br /> be scaled, balanced and located to reduce general <br /> traffic congestion by providing employment close to <br /> principal places or residence: and convenient ped- <br /> estrian circulation systems and mass transit devices <br /> to further reduce need for private automobiles. <br /> Within such districts, it is intended that uses <br /> shall be arranged horizontally and vertically: <br /> 1) That major vehicular flows and other disquieting in- <br /> fluences be so separated from residential areas as <br /> to protect privacy and tranquility; <br /> 2) That general commercial and service uses be concen- <br /> trated for maximum pedestrian convenience and located <br /> for easy accessibility by workers and visitors arri- <br /> ving by mass transit; and <br /> Where such districts adjoin residential neighborhodds, <br /> it is intended that arrangement of buildings, uses, open <br /> space and vehicular access be such as to provide appro- <br /> priate transition and reduce potentially adverse effects. <br /> 7-25 <br />
