These include: <br /> l) impacts on nearby development, <br /> { <br /> 2) relationship of the site to the proposed Bingham Township land use <br /> plan, <br /> 8) compatibility with the Regional Airport Systems Plan: Region J, <br /> 4) location of the site in relation to proposed Orange County <br /> transpdrtation improvements. <br /> Impacts on Nearby Development: There are a number of residences and commercial <br /> uses existing a ;ong N. C. 54 in the approach area to the southern end of the <br /> proposed runway (site. They include ten residences including four mobile homes, <br /> an auto salvage yard, two convenience stores and a wholesale mail--order distri- <br /> bution firm, j <br /> There will lbe some impacts on this area from aircraft noise and the poten- <br /> tial danger from crashes. Some restrictions on certain kinds of development <br /> will also be necessary immediately beyond the ends of the runway in the approach <br /> area. The most Icritical part of the approach area is the first 1 ,000 feet <br /> beyond the paved; runway called the "clear zone". This area should be free of <br /> vertical obstructions for maximum safety during takeoffs and landing. If zoning <br /> were in effect in Bingham Township, an airport hazard district could be created <br /> in the ordinance! to keep the clear zone free of obstructions. Lacking this, the <br /> airport owners would need to seek agreements with adjacent landowners to insure <br /> the safety of thl approach area. <br /> j <br />
