38 <br />DESIGN SOLUTION FOURTEEN (14) as outlined on page forty-six (46) of the application <br />reading as follows: C <br />`The applicant requests a waiver from Section 3.2 of the EDD Design Manual requiring <br />fifty (SO) to one hundred (100) foot buffers along adjacent residential properties along <br />Buckhorn Road' <br />The applicant is proposing to reduce this buffer to twenty-five (25) feet in width. <br />The rationale for this request is that the existing buffer requirements are too restrictive and that the <br />project will `enhance' the property value of many of the adjacent undeveloped and older residential <br />properties. <br />STAFF BACKGROUND AND COMMENT: <br />The rationale for this request is that the existing buffer requirements are too restrictive and that the <br />project will `enhance' the property value of many of the adjacent undeveloped and older residential <br />properties. <br />Maintenance of a sufficient density of forest cover within the perimeter buffer is an important factor <br />to consider. Typically, Orange County land use buffer requirements for any retail trade require a <br />Type "E" (one hundred foot [ 100']) depth. Should the uses adjacent to the residences along <br />Buckhorn Road be office the buffer could be reduced to seventy-five (75'), or fifty feet (50') for <br />residential apartment uses.
