'~AALLER FOOIYRiNI- <br />12~ SLOPE <br />l <br />I~~IC~N S~.UTrlO'~i <br />STAFF RECOMMENDATION: <br /> <br />As with Design Solution number three (3) staff supports this Design Solution request from the <br />standpoint that there may need to be some flexibility to address on-site topography issues, to <br />encourage cluster of proposed land uses, or to address potential roadway construction standards per <br />NC DOT guidelines. Staff is uncomfortable, however, with a total replacement of ,the existing <br />standards with the one proposed by the applicant. <br />® Therefore, staff recommends that the proposed modification be allowed only when the <br />applicant can demonstrate on asite-specific development plan the need, and benefits, of <br />allowing for the twelve percent (12%) slope. <br />Staff believes that it would be more appropriate to have to as a condition of the SUP approval and <br />allow for the modification only when it is demonstrated to be necessary rather than replacing the <br />existing standard outright. <br /> <br />
