CO'Ita t:RICK CAIMITY, EDDIE KIRK <br /> r: 732-8181 <br /> — PURPOSE: To consider approval of the Preliminary Flan for Deerfield Subdivision <br /> NEED: Property is located in Chapel Hill Township off Ridgewood Road. <br /> There are nine lots proposed with the road to be constructed to <br /> Department o£ Transportation Standards. The proposed lot size <br /> meets the minimum standards of the Zoning Ordinance and Subdivision. <br /> Regulations. This tract is designated Rural Huffer and water <br /> Supply Watershe'd in the Land Use Plan, it is also in the University <br /> Lake Watershed. The Original lot of record for this tract shows <br /> 3 lots each being approximately 8 acres.. This division: was <br /> allowed under the Orange County Commissioners' moritorium on <br /> subdivisions., Access to this site is by Ridgewood ?toad which will <br /> ,also be maintained by the State. <br /> RVACT- The proposal meets the existing standards for lot size. This <br /> tract does lie in the University Lake watershed and the lots <br /> would not meet the minimum criteria as set out in the water <br /> Task Force Report however, this subdivision is one of those <br /> exempted from the moratorium in the University Lake watershed. <br /> Approval of the request as drawn may possibly have long term <br /> and adverse impacts on water quality. <br /> RECOMME11DATION: The Planning Staff recommends approval. <br /> Planning Doard recommncs app)--oral (1--5--32) , by <br /> unaninrsus vote. <br />
