UU34 <br /> 51 <br /> turning onto Orange Grove Road, mould be about 1600 cars per hour., <br /> UTILITIES <br /> Water and sewer service will be provided by connection to the Town of <br /> Eillsborough systems: In the case of sewer, }[illsborough has a rather new <br /> 2.0 MGD wastewater treatment plant that is currently operating at only 30 <br /> percent capacity. There is an existing se*er force main that runs along Orange <br /> Grove Road from a pump station at Grady Brown School and that force main has <br /> considerable excess capacity to receive the wastewater flow from this develop- <br /> ment. The Developer proposes to install a sewer pump station at the north <br /> edge of the mobile home lots, and pump the wastewater south along the entrance <br /> drive to a connection into the existing force main at Orange Grove Road_' <br /> Between the pump station and the mobile home, all sewer service will be by <br /> gravity flow. <br /> As for water service, the Town of Hillsborough has a rather new 3.0 MCD water <br /> treatment plant facility, which is currently operating at only 37 percent <br /> capacity. There is an existing waterline on Orange Grove Road which runs from <br /> Hillsborough to the Grady Brown School, and this line also has considerable <br /> excess capacity and can be tapped to serve The Timbers. The eleva,tion of this <br /> development is'high relative to the elevation of the Torn of Hillsborough, <br /> but the waterline already has a booster pump station located approximately <br /> 2000 feet northeast of the site, which increases the pressure in the niaxi.mum <br /> surface elevation in the area of The Timbers and Grady Brown School. The <br /> existing waterline is 8'inches in diameter and the demand from The Timbers Trill <br /> .no's place a significant burden on the line. <br /> The streets will be maintained by the Developer, or his successor in ownershi- <br /> who will retain ownership of all of the land. The streets will be graded an:c: <br /> drained generally in accordance with N.C. DOT Subdivision Roads standards.. <br /> Base course will be S inches of ABC ("crusher run"), and then asphaltic surface <br /> treatment will be applied to the surface. <br /> EROSION CONTROL PLAN <br /> An erasion control plan for development of The Timbers has been submitted to <br /> and approved by the Orange County Erosion Control officer. <br /> FUTURE IMPROVM4ENTS <br /> The site plan submitted for this application for The Timbers indicates certain <br /> areas of possible future development on the balance of the total 44 acre tract <br /> of land. At the present time, the applicant intends neither to develop that <br /> portion of the land indicated as "Possible Future" nor Seel: approval of that <br /> possible layout as shown on the plan.
