RB5734 445 20120 <br /> County in its 2030 Comprehensive Plan,to reduce the number of 303(d)impaired streams by <br /> minimizing impacts of non-point and point source pollution. <br /> The land's natural and wildlife habitat and its contribution to the protection of Collins Creek water <br /> quality,as well as to the open space and rural character of Bingham Township are collectively referred <br /> to as the"conservation values"of the Easement Area. <br /> Easement Summary <br /> The purposes of this conservation easement are to a)ensure that the Easement Area will be retained <br /> forever,in its predominantly natural,forested,and open space condition;b)to protect native plants <br /> and animals,or plant communities on the Easement Area,while allowing certain limited uses on the <br /> Easement Area that are compatible with and not destructive of the conservation values of the <br /> property;and c)to prevent any use that will significantly impair or interfere with conservation values <br /> of the Easement Area. <br /> No permanent structures exist on the Easement Area and no subdivision of the Easement Area is <br /> allowed.The owners reserve the right to construct or reconstruct only structures and improvements <br /> that are specified in conservation easement agreement,including fences to identify property <br /> boundaries,natural surface trails,and up to three small pedestrian bridges to cross over streams. Any <br /> construction or reconstruction not permitted by the conservation easement is prohibited. <br /> Commercial timbering of trees within the Easement Area is prohibited. Trees may be cut and <br /> removed to control insects and disease,to prevent personal injury and property damage,to remove <br /> non-native species,and to salvage wind-thrown timber for firewood and other non-commercial <br /> purposes,including for construction of permitted fences and bridges within the Easement Area. <br /> Forest management activities must be in accordance with an approved Forest Management Plan or <br /> Forest Stewardship Plan <br /> All other development rights that are not specified and authorized in the deed of conservation <br /> easement will be extinguished by the conservation easement. <br /> List of Attachments(included gnly in the full Baseline Documentation Report) <br /> A.
