Orange County: Buckhorn Village
Project Overview
Buckhorn Village is a proposed 130-acre mixed-use development at the Buckhorn Road
interchange on I-85/I-40 in Orange County. The proposed development will be located in a
designated economic development zone and its mixed-uses include an anchor retail
establishment, restaurants (15), hotels (2), and additional retail shops (55 - 65) totaling
approximately 1.14 million square feet of commercial space. Once fully development, Buckhorn
Village will employ an estimated 1,133 people. Construction of the proposed development is
planned to begin in 2009.
At this time the site is not located within a municipality; however, it is within the
probably annexation area of the City of Mebane, primarily located in Alamance County. The
City of Mebane and Orange County have a 2004 agreement that suggests that the City annex the
site within one year of initiation of construction or by separate agreement. This agreement also
specifies that Mebane will serve the site with water and wastewater service. Other utilities will
be provided by private entities, or in the case of electricity, by an investor owned or cooperative
power supplier.
Economic and demographic data cited in this report was obtained from multiple sources.
Data on the Buckhorn Village development was provided by project developers, East West
Partners. Other information was gathered from public and private research sources. The
consulting team reviewed "Economic Impact of Buckhorn Village, Orange County, NC,"
developed by Zakia Barnes, a University of North Carolina graduate student for the Chapel Hill
Chamber of Commerce, and "The Cost of Community Services in Orange County," developed by
NC State University for background information.
Sanford Holshouser 5
