Orange County: Buckhorn Village <br />Employment and Wage Analysis <br />The Buckhorn Village project is estimated to create 1,133 jobs in the retail and the <br />accommodation and food services sectors. An estimated 300 of the jobs will be employed at an <br />anchor retailer. Another 515 jobs will be in the mixed retail establishments. Restaurants are <br />projected to employ 270 and 48 are estimated to be employed at two hotels. The growth <br />rate of the labor force has lagged behind the growth rate of the population. Typically, if jobs are <br />being created as people move into the community, the labor force and population will grow at <br />approximately the same rate. In Orange County, the annualized labor force growth rate from <br />2000 to 2007 was 0.58% while the annualized population growth rate over that time was 1.12%, <br />almost double the labor force rate. Labor force growth is attributed to government employment <br />as opposed to private sector employment. The 2000 US Census showed that 27% of Orange <br />County residents out-commute to Durham County. It is expected that more out-commuting is <br />taking place, given the review of labor force growth as compared to population growth.
