2 <br />�j <br />e) the subdivision roads, even if constructed to <br />State Standards, would not be accepted by the <br />State for maintenance due to density or some <br />other State requirements that the subdivision <br />cannot meet. <br />EVALUATION <br />1. Richie's Woods subdivision is located in Little <br />River Township north of Pearson Road. The sub- <br />division consists of dividing a 10.72 acre tract <br />from Spring Crest Meadows subdivision Phase 2 into <br />two parcels of approximately five (5) acres. <br />Spring Crest Meadows was a subdivision consisting <br />of tracts all more than ten (10) acres. The <br />subdivision is located in a rural portion of Orange <br />County. Land use in the area consists primarily of <br />agricultural uses and single family residential <br />development on large lots. Pearson Road is not <br />indicated as a collector or arterial route in the <br />Land Use Plan. The existing road in Spring Crest <br />Meadows which will serve Richie's Road is a <br />private, gravel road. <br />2. a) Richie's Woods Subdivision consists of two (2) <br />parcels. Since Kim's Drive, the existing <br />private road providing access to Richie's <br />Woods also serves other parcels in Spring <br />Crest Meadows, the total number of parcels is <br />higher. Six (6) other parcels in Spring Crest <br />Meadows are served by Kim's Drive, making a <br />total of eight (8) parcels. <br />b) The subdivision does not preserve any natural <br />area. It has no special design features. The <br />restrictive covenants for Spring Crest Meadows <br />prevent the subdivision of the original 10t <br />acre lots into less than five (5) acre <br />parcels. No further subdivision of the lots <br />in Richie's Woods would be possible under the <br />covenants. <br />c) The subdivision aneStho�ouehfareep�an. abut <br />lt is <br />street shown on y g <br />not within a designated transition area. <br />d) Richie's Woods does not Join or extend an <br />existing subdivision.
