The developer is proposing to divide a 10.72 acre <br />tract creating one new lot. <br />The property is not zoned and is designated Agricultural <br />Residential in the Land Use Plan. All applicable agencies <br />have reviewed and commented on the application. <br />The Planning Board recommends approval subject to the <br />following condition: <br />1. Provision of a landscape plan demonstrating compliance <br />with Section IV -B -8 of the Subdivision Regulations, <br />including location of existing trees, land use buffers <br />and areas to be planted. <br />RECOMMENDATION: The Manager recommends approval of the Preliminary Plat as <br />
