1U <br />McADAMS ESTATES - SECTION TWO <br />PRELIMINARY PLAN <br />PAGE 2 <br />(b) The developer must execute water and sewer <br />line <br />extensions in conformance with the approved.. .plans <br />parties- The <br />and any standards set by the above <br />developer must also execute all required documents <br />and reimburse the Town Engineer for all costs <br />associated with plan review and approval <br />procedures. <br />The Town of Hillsborough will not commit to providing <br />water and sewer service until the above policies have <br />been complied with. <br />(3) Utilities must be placed underground consistent with <br />the Town of Hillsboroughts Zoning Ordinance. <br />(4) Front yard setbacks must labeled on the lots. <br />The N.C. Department of Transportation ( NCDOT) has indicated <br />that site distance is adequate at the interesection of <br />Westdale Court and McAdams Road, however, a flare <br />Intersection design is recommended. <br />The Planning Board endorses the recommendations of the Town <br />of Hillsborough and NCDOT, including the conditions of <br />approval. <br />At its April 24, 1987 meeting, the Planning Board <br />recommended approval of the subdivision subject to the <br />conditions recommended by the Town of Hillsborough and NCDOT <br />plus provision of, a landscape plan demonstrating compliance <br />with Section IV -B -8, including the location of existing <br />trees, land use buffers, and areas to be planted. <br />RECOMMENDATION: The Manager recommends approval of the preliminary plan as <br />recommended by the Planning Board if the policy has been <br />approved allowing certification from the Town of <br />Hillsborough (water and sewer) and the State of North <br />Carolina (water, sewer and streets) prior to the submission <br />of the Final Plat. <br />The Board of Commissioners has thirty -six (36) days within <br />which to act on this application. The deadline for action is <br />July 21, 1987. <br />
