Refer to Attachment 2 for a vicinity <br />map of the project). <br />Parcel Information- a. <br />PIN- 9748-32-0786 <br />b. <br />Size of parcel: 35.8 acres (20 acres cleared for the solar array <br />with approximately 11.5 acres of the cleared area to contain the <br />fenced solar array facility). <br />c. <br />Zoning of parcel: Agricultural Residential (AR) and Haw River <br />Protected Watershed Overlay District. <br />d. <br />Township: Bingham <br />e. <br />Future Land Use Map Designation: Agricultural Residential <br />f. <br />Growth Management System Designation: Rural <br />g. <br />Existing Conditions /Physical Features: There is an existing <br />single - family home on the southern portion. The remaining <br />acreage is undeveloped and wooded with a mix of hardwood <br />and evergreen trees. <br />h. <br />Roads: Vehicular access to the proposed facility is located <br />along the parcel frontage with White Cross Road (SR 1952) <br />roughly adjacent to the White Cross Recreation facility. The <br />property does have narrow frontage along Old Greensboro Road <br />(SR 1005), however, neither the existing residence nor the <br />proposed solar facility propose access within this frontage. <br />Likewise, this frontage contains some sight distance and <br />topography issues that would make any type of vehicular access at <br />that location practical. <br />Surrounding Land Uses: a. NORTH: Single- family residential with AR zoning and Haw River <br />Protected Watershed Overlay; <br />b. SOUTH: Single- family residential with AR and Haw River Protected <br />Watershed Overlay zoning; <br />c. EAST: White Cross Recreation and Antioch Baptist Church of <br />Orange County with AR zoning; and <br />d. WEST: Single- family residential with AR zoning and Haw River <br />Protected Watershed Overlay. <br />Proposal: As detailed within Attachment 1, the applicant is proposing to erect individual solar array <br />panels on a 20 acre portion of the subject property. The remaining 15 acres will be retained by the <br />current property owner, who resides within the existing single - family residence on the southern <br />portion of the property. <br />
