Box 8181 <br />www.orangecountync.gov N!0K1 "t-f CAR011N Hillsborough, NC 27278 <br />March 23, 2015 <br />RE: REVIEW of a rezoning petition to change zoning of property from Rural <br />Residential (R -1) to Master Planned Development Conditional Zone <br />(MPD -CZ) to allow for the development of approximately 30 residential <br />dwelling units on a 112 acre parcel of property (PIN 9835 -74 -8573) <br />To Whom It May Concern: <br />The Orange County Unified Development Ordinance (UDO) requires that <br />Conditional Zoning application to hold a Neighborhood Information Meeting (NIM). <br />This meeting is to allow for property owners within 500 feet of the subject <br />property to review and discuss the proposal with the applicant and /or their agents, as <br />well as obtain an understanding of the review and approval process. <br />You are receiving this letter because you are listed as an owner of property <br />within the aforementioned distance of the aforementioned parcel. Please refer to <br />attached aerial photo and Master Plan denoting the subject property. <br />The applicant is proposing to develop Hearts Mill, a village style development <br />with approximately 30 dwelling units, while preserving approximately 67 acres of the <br />parcel (approximately 60 %) as vegetative open space and farm area (i.e. pasture and <br />crop production). As proposed the residences shall range from 1 to 3 bedroom homes <br />clustered around a pedestrian trail in the middle of the property surrounded by identified <br />open space /farm areas. A common house, a shared facility approximately 3,000 sq. ft. <br />in area, shall be developed as a place where residents and their guests can meet for <br />community meals, entertainment, and mail pick -up. <br />Please note, the public hearing for this item is not scheduled to occur until <br />Tuesday May 26, 2015. Additional notices shall be sent informing you of the <br />date /location /time of this meeting. <br />As previously indicated, the intent of this meeting is to afford you with an <br />opportunity to learn the intricacies and elements associated with the processing, review, <br />and action of the proposal as well as to provide you with an opportunity to meet with the <br />developer and ask specific questions related to the project in advance of the public <br />hearing. <br />
