Box 8181 <br />www.orangecountync.gov N01-0-1 I a R0 A Hillsborough, NC 27278 <br />HART'S MILL RESIDENTIAL MASTER PLANNED DEVELOPMENT <br />NEIGHBORHOOD INFORMATION MEETING HIGHLIGHTS <br />WEDNESDAY APRIL 8, 2015 <br />LOCATION: ORANGE COUNTY PLANNING CONFERENCE RM 4. <br />TIME: 5:30- 7:30PM <br />MEETING ORGANIZER: HART'S MILL LLC (APPLICANT) <br />The applicants are seeking the rezoning of a 112 acre parcel of property to Master Planned <br />Development Conditional Zoning (MPD -CZ) to allow for the development of a 34 unit residential <br />development and farm operation on a parcel off of Frazier Road, further identified utilizing <br />Orange County Parcel Identification Number (PIN) 9835 -74 -8573. <br />Per Section 2.9.2 (D) of the Orange County Unified Development Ordinance (UDO), regarding <br />Conditional Zoning requests, the required Neighborhood Information Meeting (NIM) was hosted <br />by Orange County Planning staff and presented by the applicant's representative. <br />Approximately 8 adjacent property owners and area residents attended the meeting. The <br />request was presented by Ms. Katy Ansardi of Hart's Mill LLC (applicant). <br />Hart's Mill Master Planned Development — Conditional Zoning District - Project Overview: <br />Applicant: Hart's Mill LLC and property owner Alana Ennis. <br />Location: Frazier Road. <br />PIN: 9835 -74 -8573. <br />Zoning: Rural Residential (R -1). <br />Overlay Districts: Upper Eno Protected Watershed Overlay District, Special Flood Hazard <br />Area (SFHA) Overlay District. <br />School District: Orange County Schools. <br />Utilities: Septic field on 5 acres of the 112 acre parcel with water being provided by a 6 inch <br />waterline managed by Orange Alamance Water System. <br />Total Acreage: 112 acres (Approximately 22 acres of residential, 5 acres septic, the remainder <br />in farm and open space) <br />Access: Vehicular access will be off of Frazier Road <br />Proposal: The applicant is proposing to develop a village style development with <br />approximately 34 dwelling units on approximately 22 acres, while preserving <br />approximately 67 to 70 acres of the parcel (approximately 60 %) as vegetative open <br />space and farm area (i.e. pasture and crop production). As proposed the residences <br />
