27 <br />In a letter from Rich Shaw of the Orange County Department of Environment, Agriculture, Parks & <br />Recreation date 12/9/2014, he states, "There are no previously identified historic properties or <br />resources located on the subject parcel or on adjacent parcels." He goes on to say that, "The current <br />Cemetery Census map does not show any identified burials on this parcel." <br />Traffic Impact Analysis <br />A traffic impact analysis has been prepared by Michael Hughes, PE in accordance with NCDOT and <br />Orange County requirements. <br />. .1 <br />ANTICIPATED REGULATORY CONDITIONS <br />This request involves the rezoning of the property to what County planning staff has continuously <br />referred to as the Hart's Mill Master Planned Conditional Zoning District. To this end the following <br />general development regulations are being proposed for the project: <br />1. Permitted residential density for project: 1 dwelling unit for every 3 acres of property <br />2. Allowable Land Uses: <br />a. Residential: including single - family, two - family (i.e. duplex) and group residential units <br />with a cap of 34 residential dwelling units developable within the zoning district. <br />b. Community House with common facilities including, but not limited to: clothes washing <br />facilities, mail room, activity room, and community kitchen limited to a total square <br />footage of 3,500 sq. ft. <br />c. Administrative office including meeting facilities for local residents. <br />d. Farm operations including: <br />i. 2 barns <br />ii. 2 garages for farm equipment /vehicle storage <br />iii. Produce processing (washing /packing area) <br />iv. Greenhouses & /or hoop houses <br />v. Woodworking shop <br />vi. Pottery studio with kiln <br />e. Accessory uses for residential area shall include: <br />i. Maximum of 2 art /hobby studios for residential use not to exceed a total square <br />footage of 1,000 sq. ft. per building <br />ii. Each residence shall be allowed to operate a minor home occupation in <br />accordance with applicable County application and development standards <br />iii. Parking area /garages <br />iv. Electric car /golf cart charging stations <br />3. Setbacks: <br />a.
