It is currently occupied by Court offices, for which the County <br />is mandated to provide space, including Juvenile Services and Probation and Parole. In <br />addition, several years ago, the County and the State's Intensive Probation and Parole office <br />negotiated asub-lease for a portion of the space to allow for the more efficient service delivery <br />of both divisions of Probation and Parole by allowing their co-location. A renewal of that sub- <br />lease is included in a separate agenda item. <br />The owner of the Moody Building has agreed to renew the lease with the County under the <br />following terms and conditions: <br />• Lease renewal commences July 1, 2008 and terminates June 30, 2011. <br />• Lease rates as follows (reflects a 4% per year increase, which is consistent with CPI <br />adjustments for this area): <br />July 1, 2008 through June 30, 2009: $53,232 ($4,436/month/$11.09/s.f.) <br />July 1, 2009 through June 30, 2010: $55,356 ($4,613/month/$11.53/s.f.) <br />July 1, 2010 through June 30, 2011: $57,576 ($4,798/month/$12.00/s.f.) <br />• The County will continue to reimburse the Owner for real estate taxes assessed against <br />the leased premises. Property taxes in 2007 were $10,185 (approximately $2.12/square <br />foot). <br />• The County will continue to maintain the building. in the following manner: <br />o Paint interior <br />o Repair HVAC equipment ($2,000 annual maximum) <br />o Perform normal plumbing maintenance (excludes repairs to water, drainage and <br />sewer lines) <br />o Perform normal minor electrical maintenance ($500 per repair maximum) <br />
