89 The height and density of the natural undergrowth and tree cover in this portion of the overall 55.27 acre site coupled with the significant width and length of this wooded buffer under the proposed SUP should be virtually invisible from immediate surrounding neighbors and limited direct visibility to all other property owners and travelways in the neighborhood, except the existing athletic field and proposed gymnasium and supporting parking area, which area is already visible to the neighborhood. From a design layout standpoint, all of the proposed building improvements, except a portion of building P2 (eighth-grade classroom) are to be carefully located in the middle of the property to less conspicuous areas within the proposed Emerson Waldorf School 1 SUP Masterplan to help mitigate visibility of buildings and their heights within existing sight and tree lines. The context, aesthetics, scale, and massing of the proposed improvements as described in the SUP is to be guided by an overarching architectural theme and standards. Subtle variations between the proposed improvements are likely, however, the architectural theme will prevail throughout the site under the proposed Emerson Waldorf School SUP. NEIGHBORHOOD DESCRIPTION The specific neighborhood of the proposed Emerson Waldorf School is the area along Millhouse Road immediately west of I-40, and is composed of the Emerson Waldorf School, agricultural &equestrian uses, and large lot residential houses. It must be noted that the acoustic influence from I-40 traffic is pronounced at all times. Within a three (3) mile radius of the site are mostly rural residential and agricultural settings, which are mostly supported by a series of commercial establishments near the northern border of the Town of Chapel Hill, including retail, emergency, medical & recreational services along with major transportation corridors such as I-40 &NC 86. - 10-
