89 <br /> The height and density of the natural undergrowth and tree cover in this portion of the <br /> overall 55.27 acre site coupled with the significant width and length of this wooded <br /> buffer under the proposed SUP should be virtually invisible from immediate surrounding <br /> neighbors and limited direct visibility to all other property owners and travelways in the <br /> neighborhood, except the existing athletic field and proposed gymnasium and supporting <br /> parking area, which area is already visible to the neighborhood. <br /> From a design layout standpoint, all of the proposed building improvements, except a <br /> portion of building P2 (eighth-grade classroom) are to be carefully located in the middle <br /> of the property to less conspicuous areas within the proposed Emerson Waldorf School <br /> 1 <br /> SUP Masterplan to help mitigate visibility of buildings and their heights within existing <br /> sight and tree lines. <br /> The context, aesthetics, scale, and massing of the proposed improvements as described in <br /> the SUP is to be guided by an overarching architectural theme and standards. Subtle <br /> variations between the proposed improvements are likely, however, the architectural <br /> theme will prevail throughout the site under the proposed Emerson Waldorf School SUP. <br /> NEIGHBORHOOD DESCRIPTION <br /> The specific neighborhood of the proposed Emerson Waldorf School is the area along <br /> Millhouse Road immediately west of I-40, and is composed of the Emerson Waldorf <br /> School, agricultural &equestrian uses, and large lot residential houses. <br /> It must be noted that the acoustic influence from I-40 traffic is pronounced at all times. <br /> Within a three (3) mile radius of the site are mostly rural residential and agricultural <br /> settings, which are mostly supported by a series of commercial establishments near the <br /> northern border of the Town of Chapel Hill, including retail, emergency, medical & <br /> recreational services along with major transportation corridors such as I-40 &NC 86. <br /> - 10- <br />
