88
Proposed Utilities
The potable water supply & treatment will be by on-site private wells under NCDENR
permit NC0368470 for the continued operation of a 23 gallon per minute (16,500 gpd)
well, a 3,000 gallon hydro-pneumatic storage tank, a hypochlorite feed system, a sodium
hydroxide feed system coupled with underground plumbing delivery system as noted in
the SUP Narrative. Under this permit, NCDENR will review and monitor the ongoing
adequacy of the on-site potable water supply system.
Wastewater treatment will be in accordance with the existing on-site wastewater
collection system as defined under NCDENR Permit WQ0004508 for the continued
operation of a 3,750 gpd wastewater collection, treatment and 77,850 sf surface irrigation
on-site disposal area. This permit includes a series of on-site septic tanks coupled with an
underground plumbing delivery system to the on-site surface irrigation disposal area thru
a series of treatment processes. Under this permit, NCDENR will review and monitor the
ongoing adequacy of the on-site potable wastewater treatment system.
All other utilities are public and include Electric, Telephone and Natural Gas.
Proposed Access & Access Improvements
The Emerson Waldorf School will continue to be served by the two existing publicly
maintained paved roads. Millhouse Road (SR 1725), which runs east-west across the
middle of the subject property and New Jericho Road (SR 1899) which runs north up the
middle of the overall 55.27 acre site (New Jericho Road feeds into Millhouse Road and
thus Millhouse Road is considered the primary Road servicing the site). These two public
roads essentially dissect the 55.27 acre site with essentially all existing structures located
in the northwest quadrant of the overall site. Galilean Trail is a private paved travelway
and runs along the northern most boundary of the site (See Masterplan attached).
Internal access will be provided by a series of well planned private travelways and on-site
parking areas (See SUP Masterplan attached).
Visibility
The applicant is proposing a comprehensive open space management plan under the
proposed SUP that involves preservation of a significant amount of existing woodlands,
and a significant amount of existing vegetation will be retained as a buffer on all sides of
the subject 55.27 acre site, which will visually benefit the surrounding properties,
including front, side and rear setbacks. Location, type, size and direction of exterior
lighting shall not glare or direct illumination that interferes with adjacent properties or the
safety of public rights-of-way, per the proposed SUP.
-9-
