85 <br /> Site Topography <br /> The topography is considered rolling and mostly wooded except that portion that is <br /> improved with existing academic structures and the open athletic field south of Millhouse <br /> Road. Drainage appears adequate, with no known or observed floodplain proximate to the <br /> 55.27 acre site would be impacted by the proposed expansion of the Emerson Waldorf <br /> School SUP. Elevations range from a high of approximately 615 feet AMS near the most <br /> northwest corner down to approximately 490 feet AMS located at the most southeast <br /> corner of the overall 55.27 acre site. The most southern of the five parcels appears to <br /> include a small, functioning mostly as a wet-weather stream, runs east-west across the <br /> central portion of this parcel and appears to be a naturally storm water collector for the <br /> overall area. This stream exists in an area which is otherwise unaffected by the existing <br /> improvements or athletic areas of the overall 55.27 acre site. There are no known flood <br /> prone areas observed on any areas of the overall 55.27 acre site or identified on any <br /> FEMA maps. The rise in topography to its highest point is considered an acoustic benefit <br /> to the area from noise generated by I-40 (further described herein). <br /> The majority of the property (estimated at 60%+) consists of existing mature woods & <br /> vegetation. <br /> Soil Conditions <br /> No known or observed soil nor sub-soil problems were observed and none are known are <br /> assumed, or disclosed to me by representatives of Emerson Waldorf School. <br /> Access <br /> The property is served by two publicly maintained paved roads. Millhouse Road (SR <br /> 1725), which runs east-west across the middle of the subject property and New Jericho <br /> Road (SR 1899) which runs north up the middle of the overall 55.27 acre site (New <br /> Jericho Road feeds into Millhouse Road and thus Millhouse Road is considered the <br /> primary Road servicing the site). These two public roads essentially dissect the 55.27 <br /> acre site with essentially all existing structures located in the northwest quadrant of the <br /> overall site. Galilean Trail is a private paved travelway and runs along the northern most <br /> boundary of the site (See Master Site Plan attached). <br /> Internal access is provided by a series of existing well planned private travelways (See <br /> Master Site Plan attached). <br /> Vegetation <br /> The 55.27 acre site appears comprised of Mature woods — pines, hardwoods and some <br /> undergrowth—all of which cover the majority of the property, with the exception of open <br /> athletic field south of and along Millhouse Road (See attached Ortho Map addendum). <br /> -6- <br />
