84 <br /> DESCRIPTION OF THE SUBJECT SITE <br /> Location <br /> The property is located at 6211 New Jericho Road (SR 1899) at its intersection with <br /> Millhouse Road (SR 1725), in the northern section of Chapel Hill Township area of <br /> Orange County approximately one (1) mile northwest of Town of Chapel Hill. <br /> Shape, Size and Function <br /> The overall shape of the 55.27 acres site is irregular, due to the assemblage of the five (5) <br /> parcels which comprise the overall 55.27 acre site. The site is served by Millhouse Road <br /> (SR 1725) and New Jericho Road (SR 1899). The intersection of Millhouse Road and <br /> New Jericho Road essentially dissects the site with most of the existing structures located <br /> in the northwest quadrant of the overall site,the northeast quadrant comprises the existing <br /> and permitted spray-irrigation waste disposal area (otherwise undisturbed) and south of <br /> Millhouse road is an existing open athletic field. See Master Site Plan addendum <br /> attached. <br /> Zoning and Neighboring Land Uses <br /> The subject property is currently zoned Rural Buffer (RB) as defined by the existing <br /> Orange County Zoning Ordinance as amended. <br /> As stated the property is currently developed as a multi building, multi-facility, private <br /> P P Y Y p <br /> school, which includes eleven (11) buildings, all of which support the existing Waldorf <br /> School. Three of the eleven buildings are planned to be removed as a component of the <br /> proposed SUP. <br /> There are other improvements to the property, including paved asphalt travelway (the <br /> northern portion of New Jericho Road & all of Galilean Trail) and a short gravel <br /> travelway (all are privately maintained); three board esthetic fencing exists along the <br /> southern side of Millhouse Road. The spray-irrigation system exists on the most eastern <br /> portion of the overall 55.27 acre site and is exclusively improved as a waste disposal <br /> area. <br /> There are combinations of agricultural, equestrian and residential improvements in the <br /> immediate surrounding area, including agricultural structures and single-family site-built <br /> residential houses. Most residences are typically located on parcels much larger than 1 <br /> acre and are more typically on parcels 2.0+ acres to 10.0+ acre sizes, with many <br /> supporting agricultural and equestrian activities, vegetated or are heavily wooded. <br /> -5- <br />
