The site is considered a single site, comprised <br /> of five parcels totaling 55.27 acres, according to the application and supporting <br /> documents filed with the Orange County Planning Department. The properties are <br /> currently zoned Rural Buffer (RB) and de-facto Special Use Permit (RB). Millhouse <br /> Road is considered a neighborhood collector and New Jericho Road supports the School <br /> and a small group of large lot residences just north of the subject site. <br /> The proposed expansion of Emerson Waldorf School seeks to increase student capacity <br /> for education purposes from a current student population of+/-258 to not more than 350 <br /> students by 2030, all of which would be accomplished within the boundaries of the <br /> existing 55.27 acre site per the Special Use Permit Narrative (hereby attached by <br /> reference) thru an updated campus masterplan(see SUP Masterplan addendum attached). <br /> This SUP would be controlled by a comprehensive masterplan, under agreed <br /> development standards, utilities, parking, and open space program, according to the <br /> Special Use Permit Narrative &Masterplan submitted to Orange County Planning. <br />
