Please refer to Attachment 2 for a <br />copy of a vicinity map detailing the subject parcels. <br />b. <br />Size of parcel(s): The school is located on an approximately 54 <br />acre campus on 5 separate parcels of property. <br />c. <br />Zoning of parcel(s): Rural Buffer (RB). <br />d. <br />Township: Chapel Hill. <br />e. <br />Future Land Use Map Designation: Rural Buffer. <br />f. <br />Growth Management System Designation: Rural. <br />g. <br />Existing Conditions /Physical Features: The properties have <br />previously been developed to support the school operation as <br />well as an existing daycare operation operating under an existing <br />Class B Special Use Permit. <br />There is an existing mixture of woodland and open space <br />throughout the campus. <br />The school currently operates under a `de- facto' Class A Special <br />Use Permit in accordance with Section 8.6 of the UDO. <br />h. <br />Roads: Vehicular access to the parcel is off of New Jericho <br />Road, a State maintained roadway. <br />Surrounding Land Uses: a. NORTH: Single- family residential with RB zoning on lots ranging <br />from 4.5 to 20 acres in size; <br />b. SOUTH: Millhouse Road; Property owned by the applicant, <br />specifically an open field supporting athletic activities zoned RB; <br />c. EAST: Undeveloped property zoned RB; railroad tracks and <br />Interstate 40; Property owned by the applicant supporting the septic <br />facility for the school; and <br />d. WEST: Single- family residential zoned RB ranging from 4 to 10 <br />acres in size; Spence's Farm camp /retreat center operating under a <br />previously issued Class B Special Use Permit; the Heartwood <br />single - family residential subdivision zoned PDH -R1 with lots ranging <br />from 0.5 to 1.5 acres in size. <br />Proposal: As detailed within Attachment 1, the applicant is requesting to modify and expand the <br />existing campus. Part of their request is to have the County approve a Master Plan detailing the <br />construction and location of new buildings and support facilities over the next 15- years. The <br />plans are envisioned to support an increase in student population to approximately 350 students <br />by 2030. Currently the school has 259 students enrolled. If the request is approved, the school <br />is expected to see an increase of 91 students over the next 15 years. <br />
