118 <br /> Emerson Waldorf School <br /> Traffic Impact Analysis <br /> EXECUTIVE SUMMARY <br /> II <br /> I. Existing Conditions <br /> The Emerson Waldorf School is proposing a renovation and expansion. Figure j <br /> ES-1 shows the general site location of the existing school. The existing school <br /> is located off New Jericho Road north of Millhouse Road just west of 1-40 in <br /> Chapel Hill, North Carolina. The proposed renovations/expansion are scheduled <br /> to be complete by 2030. This report analyzes the full build-out scenario for the <br /> year 2030, the no-build scenario for 2030, as well as 2014 existing year traffic <br /> conditions. <br /> The existing site currently contains approximately 22,121 square feet (sf) of <br /> space in 11 buildings, with a total student population of 258. The school includes <br /> Early Childhood (Kindergarten and Nursery), Lower School (1st — 8t" grades) and <br /> to to <br /> High School (9 — 12 grades). Figure ES-2 shows the existing school layout <br /> and locations of the three site driveways and three primary parking lots (total of <br /> approximately 98 parking spaces) currently used for student pick-up / drop-off. <br /> For future site build-out, the site will contain approximately 54,589 sf of space in <br /> 20 buildings with a student population of 350 students. Access to the site with <br /> the proposed expansion will remain the same as existing with the three site <br /> pp <br /> driveways. Approximately 145 parking spaces are proposed throughout the site <br /> Y <br /> under the proposed expansion, and an additional 131 spaces for, auditorium <br /> parking, when needed. Figure ES-3 shows the proposed project site plan and <br /> location of the future expansion. Figure ES-3 also shows the specific locations <br /> of the proposed buildings, traffic circulating driveways, and parking facilities. <br /> Specific analyses were conducted to analyze the internal traffic circulation and <br /> queuing vehicle storage. In addition, the site will be analyzed to ensure that it will <br /> meet the NCDOT's recommended 350-feet of queue storage. Current vehicle <br /> queue storage for student drop off and pick up stretches from the southernmost <br /> parking lot fronting New Jericho Road northward to the second site driveway. <br /> This report analyzes and presents the traffic impacts that the proposed <br /> development will have on the following intersections: <br /> • Site Driveway 1 / SR 1899 (New Jericho Road) <br /> • Site Driveway 2/ SR 1899 (New Jericho Road) <br /> • Site Driveway 3 / SR 1899 (New Jericho Road) <br /> • NC-86 / SR 1718 (Mt Sinai Road) / SR 1725 (Millhouse Road) <br /> • SR 1899 (New Jericho Road) / SR 1725 (Millhouse Road) <br /> • Clyde Road / Chapel Hill Public Works Driveway / SR 1725 (Millhouse Road) <br /> • Millhouse Road / SR 1727 Eubanks Road) <br /> SR 1725 ) ( <br /> ( <br /> ES-1 E . <br />
