The existing eastern aquatic area overhead air duct can <br /> be re-installed up within the roof truss depth like is handled all along the western <br /> side of the Aquatic area. (In fact... we were/ are not sure why the eastern run of <br /> duct was not originally installed in identical fashion to the western duct?) <br /> Lastly... the contractor bids would not include "short construction period /overtime <br /> expenses" because the majority of the work would not be dependent on significant <br /> occupancy impact. <br /> Cautionary Note: Our prelim investigations in preparation for this RFQ response indicates the <br /> Sportsplex facility is classified as an A-4 Assembly Occupancy of Unlimited Area(UA) if it remains <br /> a one story bldg. and does not encroach too close to a property line. The suggestion to construct <br /> outboard of the eastern exterior wall w/new floor construction could be interpreted as a second <br /> floor...?thereby negating the unlimited bldg. area prerogative afforded to a one story bldg.?but... if <br /> interpreted as a second floor...?an enclosing floor area below this space would for certain result in <br /> the overhead floor being a Mezz. Doing so brings into play the idea of providing new floor space <br /> above and below?This might be preferred since some of the new floor space is expected to be <br /> L,S,T space that would not benefit from a Mezz. overlook.A drawback to constructing new space <br /> below @ the first floor is... loss of existing surface parking?The good news is... no new impervious <br /> surface results w/such an addition unless the parking must be replaced elsewhere? <br /> If the above conceptual idea does not prove advantageous and/or is not desired... <br /> for whatever reason(s)... we are quite capable of pursuing the Mezzanine as <br /> presently envisioned... Re: w/ all new construction within the present Aquatic <br /> building. <br /> Edgar Carr will be the Design Team project architect, lead designer and the design <br /> team administrator. Edgar has more than 43 years practical experience w/ projects <br /> of all type & complexity. Edgar has worked w/ numerous Public Agencies & <br /> Institutions including... Federal, State, City & County. (see Resume) <br /> Edgar will attend all meetings and be the primary point of contact for the Owner/ <br /> User. <br /> Edgar was the lead Project Architect for the NC State Museum of Natural Sciences, <br /> Raleigh, NC. ($16M bldg./ $16M exhibits) (12 years planning, design & construction <br /> duration, start to finish) <br /> and more complex... Edgar was one of two project architects that planned / <br /> designed constructing two additional floors above and beyond three sides of the <br /> original Veterans Administration Medical Center Outpatient Clinic Building, Durham. <br /> The Outpatient Clinic remained in operation throughout the construction period! <br /> The phasing plan was nearly as complex as was the actual design & construction. <br /> All existing structural columns required seismic reinforcing. <br /> (Construction Cost exceeded $36M) <br />
