Edgar <br /> Carr was the project architect;Client Representative was Bob Winston, Chair of Reconstruction Committee; <br /> 919/334-6911 o. 919/349-2828 c. bwinstonawi nston hospitality.com <br /> We will work w/the appropriate persons to streamline the work including early sit <br /> downs w/all applicable agencies that have jurisdictions. (Re: Planning, Inspections, <br /> Fire Marshall, DOI if req'd. , etc...) I am certain you are aware... one hick-up on a <br /> very tight schedule can throw an entire schedule into disarray. It will be important to <br /> get all parties on board up front w/what is desired to be accomplished and what is <br /> desired regarding safety/ occupancy and timing. <br /> C Food for thought? Would the following have interest?) <br /> Constructing a second level "mezzanine" floor of sufficient width all along the <br /> eastern side of the Aquatic area will significantly alter the spectator experience. <br /> Possibly more important... it will eliminate spectator participation during the <br /> construction period and no doubt negatively impact the operations revenue stream? <br /> On completion the spectator seating will find itself w/a row of support columns that <br /> are visual obstructions... not unlike old baseball stadiums of times past. <br /> There might be good reasons to not consider the following?... It is offered in case it has interest and of course <br /> has validity?We fully understand additional project investigation would be necessary on the part of all? <br /> Consider locating /constructing the desired upper floor Mezz. space outboard of <br /> the Aquatic Box all along the eastern exterior building wall? Construct a sufficiently <br /> wide balcony corridor all along the interior of the eastern wall? A stair would be <br /> required @ each end. (Elevator required as well) The balcony could most likely be <br /> hung from the long span roof trusses w/the use of an upset floor beam or <br /> cantilevered from the exterior construction...? in either case resulting in... no <br /> columns below to penetrate the pool deck or interfere w/spectator vision. A <br /> minimal balcony width coupled w/a very shallow floor construction depth would <br /> serve to keep the overhead spectator areas spacious. No columns penetrating the <br /> pool deck would eliminate the possibility of interfering w/any below slab pool <br /> utilities and eliminate any possible foundation translated soil pressure to the <br /> adjacent pool wall. Best of all... the pool deck is not impacted! <br /> Keeping the majority of the new construction exterior to the building should greatly <br /> aid w/ongoing Sportsplex operations during construction? Intuitively it appears <br /> doing so would greatly reduce the actual costs both impact and otherwise? For <br /> illustration purpose... a simple diagrammatic Section has been provided @ the <br /> conclusion of this Submittal. The drawing assumes certain observed /guesstimated <br /> dimensions w/o knowing actual. <br /> Additional Note: Penetration of the eastern exterior wall for glazing and door access <br /> to the balcony could occur near the end of the construction period w/o impacting <br /> the Aquatic area. The ceiling height can be greater in the newly constructed area <br />
