Article 5: Uses 39 <br />Section 5.17: Standards for Miscellaneous Uses <br />i) Habitat Maintenance <br />(i) Habitats identified in the biological inventory and habit created <br />through mitigation shall be maintained in accordan with the <br />Resources Management Plan and /or a consery on easement <br />agreement; and <br />(ii) .ntenance of habitats shall be minim , consisting primarily of <br />mai ining buffers and enhanceme s, removal of exotic (non- <br />native) nt species, and keepi drainage ways functioning <br />properly. <br />Q) Access <br />Access to the subdivision ccess to lots within the subdivision to <br />existing public roads sh con fo to and be in compliance with any <br />public road access nagement p adopted by Orange County. <br />(k) Maintenance otAprovements <br />(i) AI ite improvements such as roads, tilities (including irrigation <br />nd drainage structures), habitat enhanbements, recreational <br />amenities, signage, landscaping, open spa , etc. will be <br />maintained in function and appearance. <br />(ii) Maintenance specifications, if any, for on -going site anagement <br />(including provisions for handling of storm debris in op space <br />areas) shall be submitted as part of the Resources Mana ment <br />Plan and incorporated into Homeowners' Association <br />documents. <br />5.17.7 Rural Heritage Museum <br />(A) Standards for Class B Special Use Permit or ASE -CZ Zoning District <br />(1) If located adjacent to residentially zoned property, all buildings, facilities, and <br />parking areas shall be located a minimum of 100 feet from the property line. <br />(2) The maximum building size in an AR or RB zoning district shall be 5,000 square <br />feet. <br />5.17.8 Rural Special Events <br />(A) General Standards for Evaluation or ASE -CZ or MPD -CZ Zoning Districts <br />(1) Must be located on a bona fide farm. <br />(2) In addition to the requirements in Section 2.5 or 2.9, as applicable, the following <br />information shall be submitted with the application materials: <br />(a) Description of special events to be held on -site, including frequency of <br />events, hours of operation, anticipated attendance, and any other <br />pertinent details. <br />(b) Location of parking area(s). <br />(c) A map depicting surrounding uses and the distance to residential <br />structures. <br />(3) The temporary or seasonal commercial activities that comprise the special event <br />must pertain to agricultural or rural - related activities. <br />(4) If located adjacent to residentially zoned property, all structures, facilities, storage <br />areas, and parking areas shall be setback a minimum of 100 feet from all <br />property lines. <br />(5) Events permitted by right in the AR, RB, and AS zoning districts shall be limited <br />Orange County, North Carolina — Unified Development Ordinance Page 5 -141 <br />
