® 1) Farmers own most of the property in the northern county-their land is their `retirement;' 2) <br />Concerned about definitions of watershed. critical areas and how they are: applied - e.g. 1/Z <br />mile measurement from water; 3) Wants to remove 7-mile creek critical areas from map; 4) <br />Comprehensive Plan should be flexible enough to allow new technology to meet rules. <br />® Supports Orange County Comprehensive Plan Coalition. 1') Supports ideas to designate. <br />specific areas for development to drive costs down; 2) Need a separate review process for <br />expedited economic/industrial projects; 3) Need incentives for workforce housing in county; <br />4) Recreation and Parks facilities need also to be considered when planning for growth. <br />® 1) Balance and equitable distribution of housing within County; 2) The Comprehensive Plan <br />is a guide -there may be conflicts between elements but the process should continue. <br />® 1) Vast majority of undeveloped property is in Northern Orange County; 2) Need greater <br />representation from Northern residents in the process; 3) Agricultural land is not parkland for <br />others. <br />® 1) Underscore link between land use and transportation; 2) Need transit-oriented <br />development including rail, bus, bike, pedestrian, for regional connectivity. This area has <br />high sprawl; 3) People need to expand their notion of desirable places to live. <br />® 1) Greater interest and demand for local foods is important for a sustainable future; 2) People <br />have to be able to afford to keep their land in farming - i.e. lower tax rates; 3) Agricultural <br />land is in transition, small farms are expanding; 4) Proponent of dense development near <br />towns to avoid.nuisance complaints on farm activities. (See additional letter provided by Mr. <br />Dawson.) <br />® Concerned about affordable housing. <br />® Problems arise as farmland converted to housing subdivisions; for example, restrictive <br />covenants wouldn't allow chickens as pets. <br />® 1) Concerned about neighborhoods destroyed by cluster development and.growth; 2) Don't <br />feel like people are being listened to in land use situations; 3) Wants more public input in <br />land use decisions. <br />1) Technology/Innovation -codes and planning process need to be flexible to allow for <br />changes in technology, such as gray water reclamation and low flow toilets; 2) Mixed Use <br />developments are beneficial to the community; 3) Public investment in projects can bring <br />positive rewards to the community- good schools/ soccer field- the Buckhorn example. <br />® 1) Farmers are aging out and family farms are not being passed down.. Need ways of <br />preserving farmland for futures; 2) Community ownership of land is an idea with training for <br />future farmers; 3) Building and land use regulations. discourage ability to promote <br />apprenticeships with on-site housing for apprentices <br />As these ideas come to fruition, the county may run into NIMBY situations and clashes of <br />goals. and' personal values.
