• Further implements the Efland-Mebane Small Area Plan, adopted June 27, 2006. <br /> The amendments are reasonable and in the public interest because: <br /> • The proposed amendments establish overlay districts that modify existing development <br /> regulations to reflect that this is an area of the county with smaller lots and which is <br /> served, or scheduled to be served, with water and sewer lines. Existing development <br /> regulations, particularly buffer and setback requirements, can make development difficult <br /> to achieve on smaller sized lots. <br /> • The proposed amendments achieve a reasonable balance of attempting to encourage <br /> high quality development while protecting existing land uses and community character. <br /> • The proposed amendments encourage development in an area of the county designated <br /> as Commercial-Industrial Transition Activity Node on the Future Land Use Map of the <br /> 2030 Comprehensive Plan. <br /> • The proposed amendments promote public health, safety, and general welfare by <br /> furthering the goals and objectives of the 2030 Comprehensive Plan, including further <br /> implementation of the Efland-Mebane Small Area Plan (adopted June 27, 2006). <br /> The Board of County Commissioners hereby adopts this Statement of Consistency and <br /> findings expressed herein. <br /> Earl McKee, Chair Date <br />
