What we are asking for you to do is <br /> add the following statement: <br /> `This project will not result in a net increase in impervious <br /> surface area beyond what is already located on-site and will i <br /> result in a reduction in existing impervious surfaces'. <br /> a <br /> b. As required under Section 2.5.3 (F) of the UDO; documentation shall be placed <br /> on the site plan, specifically Sheet C0.0 detailing compliance with dimensional <br /> requirements associated with the development of this property,specifically: <br /> I <br /> i. Per Section 3.3 Base Zoning Districts — Agricultural Residential of the <br /> UDO you are required to adhere to the following setback requirements: <br /> a. Front Yard: 40 feet ' <br /> b. Side Yard: 20 feet <br /> c. Read Yard: 20 feet <br /> ii. Per Section 3.3 Base Zoning Districts —Agricultural Residential of the <br /> UDO you are required to adhere to the following dimensional and ratio <br /> standards: <br /> a. Maximum Allowable Floor Area Ratio- .088 <br /> b. Required Minimum Pedestrian and Landscape Ratio- .21 <br /> c. Required Minimum Open Space Ratio- .84 <br /> Based on staff's assessment, the following limits apply to this project <br /> based on a 47 acre parcel(2,082,168 sq. ft.): <br /> •Maximum Allowable Floor Area Ratio— 183,230sq. ft. <br /> •Required Minimum Pedestrian and Landscape Ratio —437,255 sq. <br /> ft. (i.e. 10 acres). Pedestrian/landscape area includes: lawns, <br /> landscaped areas,walkways, and sitting areas. <br /> No vehicular use of these areas is allowed. <br /> o Required Minimum Open Space Ratio — 1,749,021 sq. ft. (i.e. 40 <br /> acres). Required open space area includes: uncovered portions of <br /> property, lawns, areas not covered by buildings, grass play areas, <br /> etc. <br /> Within the notes section provide sufficient documentation denoting <br /> compliance with these requirements. <br /> Staff has already determined the project complies with these standards. j <br /> The information,however,needs to be included on the site plan in order to <br /> comply with the requirements of Section 2.5.3 of the UDO. j <br /> c.
