Article 6: Development Standards 35 <br />Section 6.6: Additional Standards for Overlay Districts <br />The external design of chain businesses should consider and complement the <br />existing community character. <br />(4) Human Scale and Fenestration <br />(a) New b -guildings shall be designed to contribute to a human scale. Large <br />expanses of blank walls shall be Avoided discouraged and fenestration <br />(the arrangement, proportioning, and design of windows and doors in a <br />building) and /or design features (such as brick coursing changes, <br />decorative architectural features, patterns of paint, or murals) shall <br />should be provided in such a way that a building is relatable to humans <br />and does not overpower the area. <br />(b) Additions to existing non - residential buildings should be designed to both <br />complement the existing building and achieve human scale to the extent <br />feasible. <br />(c) The functional use of the building should be considered when <br />determining design features and fenestration. <br />(6) Mirrored glass is pi:ehibited discouraged and in no case shall comprise more than <br />50% of the building fagade. <br />for Transportation Corridor <br />Landscaping and Buffers <br />addition to the requirements set forth in Section 6.8 of this Ordinance, the owing <br />rRdards shall be met: <br />(1) inimum of 100 feet of buffer area from the edge of the erstate highway's <br />righ way, shall be preserved.
