RB5083 187 18119 <br />2) Water supply watershed: It is a primary purpose of the Easement to protect the <br />undeveloped nature of the property and the water that flows from this property to the <br />Eno River. The Easement Area is within a zone designated by Orange County as a <br />"critical area' of the Upper Eno Watershed —a protected water supply watershed for the <br />Corporation Lake and Lake Ben Johnson reservoirs. Conserving the undeveloped nature <br />of the Easement Area will protect the high quality of that drinking water supply serving <br />the people of Orange County. <br />The land's natural and wildlife habitat and its contribution to the protection of the <br />downstream public water supply, as well as the open space and rural character of Cheeks <br />Township, are referred to collectively as the "Conservation Values" of the Easement Area. <br />Easement Summary <br />It is the purpose of this Conservation Easement to a) ensure that the Easement Area will be <br />retained forever in its natural, forested, and open space condition; b) protect native plants <br />and animals in the Easement Area, while allowing certain low- impact uses that are <br />compatible with and not destructive of the conservation values of the Easement Area; and c) <br />prevent any use of the Easement Area that will impair or interfere with the conservation <br />values or interests of the Easement Area. <br />The Easement Area consists of one tax parcel. The Conservation Easement will prohibit any <br />future subdivision of the property. There are currently no structures or improvements <br />within the Easement Area. The Conservation Easement will allow the construction and <br />maintenance of fences to identify property boundaries, pedestrian trails (max. 6 feet wide; <br />min,. 30 feet from riverbank), one gazebo (max. 100 square feet), and two benches —all <br />consistent with Paragraph 2 of the Conservation Easement. <br />The Conservation Easement will prohibit all commercial timbering of trees. Trees may be <br />removed only to control insects and disease, to prevent personal injury and property <br />damage, to remove non - native species, or to salvage wind - thrown timber. Forest <br />management activities must be in accordance with a Forest Management Plan and agreed to <br />in advance by the Grantee. <br />List of Attachments (included gonly in the full Baseline Documentation Report) <br />A.
