Has anyone figured that out? <br />Jennifer Leaf: We have not done the calculations for that. <br />Jeffrey Schmitt: What is the law regarding stub outs? <br />Robert Davis: The regulations are intended to provide a planned layout of subdivision activity. It sets up for the <br />possibilities of extension of services to the next subdivision. It gives options of connectivity. <br />Renee Price: Do you see a trend of development in that area that would move you to want fo put a stub out. <br />Robert Davis: There is another undeveloped tract there. <br />Jeffrey Schmitt: Maybe just a continuance. I'm not sure we need a stub out here. Providing a stub out back to a <br />large undeveloped piece of property would not provide emergency equipment to facilitate getting to these places any <br />quicker. <br />Sandra Quinn: I do see a trend here because it is not far from the previous subdivision. This area is building up. It <br />may not seem we need a stub out now but this area is popular. <br />Renee Price: Would the topography handle a road, you have the stream, etc.The other reason for a road is for <br />emergencies, why is it not a loop? <br />Steve Yuhasz: I would like to hand out some drawings. The question was asked where the idea of stub outs come <br />from. The stub outs is an exaction the County gets from the subdivisions. There needs to be some basis for this. <br />Stub outs do make sense when they are part of a connected plan road system. Every subdivision has a request for a <br />stub out whether it makes sense or not. We don't have a basic plan where we need to have roads in the County. <br />There are not any criteria for the Planning Board to judge whether this request for a stub out makes sense. There is <br />no way for a developer to look at a piece of land and say I need a stub out or not. There is not a loop road because <br />of sight distances. The other argument is for emergency services. There are arguments for both sides. In this case, <br />given what we have surrounding it and given the fact the stub out would have to cross a creek, it really doesn't make <br />sense. <br />Joel Knight: These are the same owners? <br />Steve Yuhasz: Yes. <br />Craufurd Goodwin: What is the green space? <br />David Swanson: The green space is 100 feet wide and it is across from lot 13. <br />Craufurd Goodwin: It would seem if you run a road for the stub out, you would lose the objective. <br />Jennifer Leaf: We would not ask for the road to be constructed at this point, it would be a reservation of land if it <br />were needed. <br />35 <br />4 <br />
