3. Amend Article 6.2 of the Zoning Ordinance (Modification of Dimensional Requirements) by <br /> adding a new subsection to read as follows: <br /> 6.2.4 Density Averadw in the AR and R-1 Districts <br /> Within the AR Agricultural-Residential and R-1 Rural Residential zoning districts, <br /> individual lots in conventional subdivisions may have lot areas less than the"Minimum Lot <br /> Area Per Dwelling Unit" of 87,120 square feet (2.0 acres) as required by Article 5.1.1 of <br /> this Ordinance. <br /> In such situations, the overall density of development in the subdivision may not exceed <br /> one(1) dwelling unit per two(2) acres,after excluding proposed new street rights-of-way. <br /> In addition, no lot may be less 40,000 square feet (0.92 acres) unless approved as part of <br /> a "cluster development" pursuant to Article 6.2.2 or as part of a"planned development" <br /> pursuant to Article 7. <br /> 4.
