Article 6.23.2 - Residential Densities <br /> The proposed amendments to the Zoning Ordinance include a proposal to change <br /> the minimum required lot area per dwelling unit from 40,000 square feet (0.92 <br /> acres) to 87,120 square feet (2.0 acres) in AR Agricultural-Residential and R-1 <br /> Rural Residential zoning districts. A related amendment concerning "density <br /> averaging"allows developments to provide varying lot sizes so long as the overall <br /> density does not exceed one dwelling unit per two acres.(after excluding street <br /> rights-of-way) and no lot is less than 40,000 square feet in size. Another <br /> amendment is also proposed to insure consistency with Protected Watershed <br /> Overlay Districts; e.g.,the minimum lot size requirement in the Hyco Creek and <br /> Flat River watersheds are increased from 40,000 square feet to two acres. <br /> Approval of the notice by the Board of Co**+*+issioners will enable staff to <br /> advertise the public hearing June 15 and 22, 1994 as required the N.C. General <br /> Statutes. The proposed Zoning Ordinance text amendments will require <br /> notification of individual property owners whose property is currently zoned AR <br /> or R-1. The notice must be mailed on or before June 14, 1994. <br /> Copies of the proposed text amendments as well as issue papers related to the <br /> desirability of clustering,amount and type of open space,and density bonuses are <br /> provided as an attachment to the abstract. <br /> RECONIIMIENDATION: The Administration recommends approval of the notice of public hearing. <br />
