Seconded by Walters. <br /> VOTE: Unanimous. <br /> (3) Hickory Hill <br /> ( 16 Lots Eno Township) <br /> Presentation by Eddie Kirk. <br /> The property is located in Eno Township on the <br /> northeast side of Palmer's Grove Church Road <br /> (SR 1582) . It is zoned Agricultural Residential <br /> and L-Eno-PW. It is designated Agricultural <br /> Residential and Lower Eno Watershed in the Land <br /> Use Element of the Comprehensive Plan for Orange <br /> County. <br /> Land uses in the area include Spirit Hill <br /> Subdivision and other single family lots. The <br /> subdivision will be served by individual wells <br /> and septic tanks. <br /> The total acreage of the tract is 20.34 acres. <br /> Sixteen ( 16) lots are proposed that average 1 . 15 <br /> acres in size. The lots all front on Mary E. <br /> Cook Drive which is proposed to be public and <br /> constructed to State standards. Mary E. Cook <br /> Drive follows an existing private right-of-way <br /> and extends north off of Palmer's Grove Church <br /> Road which is a paved secondary State road. <br /> The Planning Board approved the Concept Plan at <br /> its January 24, 1994 meeting with the condition <br /> that all lots must receive access from Mary E. <br /> Cook Drive. . <br /> Agency comments were received from the County <br /> Attorney, Emergency Management, Recreation and <br /> Parks, Soil and Water Conservation, Erosion <br /> Control and NCDOT. Applicable comments have been <br /> incorporated into the Resolution of Approval (an <br /> an attachment to these minutes on pages ) . <br /> There was a concern from the County Attorney <br /> about the small portion of the road being in lot <br /> 3 of Spirit Hill Subdivision. The concern was <br /> about the dedication and how it would take place. <br /> There were two options: 1) that ownership could <br /> be transferred to the owner of Spirit Hill <br /> Subdivision; or 2) the owner of lot 3 could sign <br />
